Letter from the Editor
Howdy, neighbor —
Welcome to the very first (unofficial, slightly buggy, lovingly launched) edition of The Townie — your weekly dose of rural pride, hometown hustle, and neighborly good news.
We’re calling this our soft launch because, well... we’re still ironing out the kinks. If something doesn’t look quite right in this email, I’d be mighty grateful if you’d hit reply and let me know. A few tech gremlins snuck into our welcome series, and I want everything squared away before our official debut on July 3.
That said — I’m thrilled you’re here. You’re part of our first crew, the early readers, the test pilots of a small-town experiment that’s rooted in optimism, storytelling, and rural connection.
Want to help shape what this becomes? You can:
Next week’s July 3 edition will feature a full roundup of local sponsors, events, classifieds — plus a special nod to Mason County Round Up Weekend 2025. But for now, let’s celebrate one of summer’s purest pleasures:
💦 Swimming holes.
What’s your favorite local spot to take a dip — and why? Hit reply and tell me. I’ll share the best ones in a future edition.
Thanks for being here at the beginning. I can’t wait to grow this with you.
Warmly,
Katie Milton Jordan

☔ Weekend Weather Report 🌞

06/26/25
This weekend in Greater Mason County, the sun’s struttin’ like it owns the place—peaking at a blistering 100°F on Saturday, with no real relief 'til maybe Monday (and even that’s a stretch). We’ve got a shot of thunder on Thursday just to keep things spicy, but otherwise, it’s full-tilt summer. Rise early if you’ve got chores, and keep your tomatoes and your temper cool. Mulch deep, drink deep, and remember: only mad dogs and Texans pull weeds past noon.
Neighborly tip: Pull that hot dirt by 8 a.m. or get cozy inside with a fan and a margarita—don’t say we didn’t warn ya!
Stay cool, y’all—happy weekend!

The Business Backbone
This week’s Business Backbone sponsored by :: Summerland Public House — Where Menard gathers. Cold drinks, good food, and the spark that lit up our town again. 210 Ellis St. Menard (325) 396-0055

Dear Walt & Nadine,
I run a small gift shop on Main that’s open four days a week. I’m the only employee, and I’ve been running myself ragged prepping for summer traffic. I’ve got new inventory, better signage, and a fresh coat of paint on the porch — but still, I get more browsers than buyers.
Tourists say they “love the vibe” but leave with nothing or just a $3 postcard. Locals come in less and less. I’m wondering if I’ve curated a cute museum instead of a money-maker.
How do I turn love into sales without turning people off?
— Vibed Out but Broke
WALT SAYS:
If compliments paid rent, you’d be fine. But they don’t.
Sounds like folks are treating your shop like a photo op. That’s a problem. Your stuff needs to be buyable — not just look nice on a shelf. Check your prices. Check your tags. Are you making it clear what’s for sale and how much it is? People shouldn’t have to guess.
Also: If your bestsellers are hiding behind candles and knick-knacks, move 'em up front. Lead with what sells, not just what looks good.
“Cute” doesn’t pay the bills. Cash registers do.
NADINE SAYS:
You’ve put in a lot of heart — and it shows. But Walt’s right: a store isn’t a gallery. It needs to convert interest into income.
Here’s what I suggest:
Create a “Top Picks” section with signage like “Most Loved by Locals” or “Best-Sellers This Week.” It helps hesitant shoppers make faster decisions.
Bundle small items. Instead of $3 postcards, offer a “Local Love Pack” for $12 with a few themed items. More value, higher spend.
Add urgency. Use shelf signs like “Only 3 left!” or “Seasonal favorite — won’t restock!” if it’s true. Make people act now, not later.
You don’t need to change the vibe — just steer it toward your bottom line.
— Nadine

Career & Money with Laurel & Reese
Dear Laurel and Reese, Our community has small town vibes, which I love, but I'm bringing a "new" business to town and it uses "AI" which many people don't understand. How can I gain credibility with my audience and earn paying customers before I go broke. I'm not sure I have the patience or pocket books to wait for a re-education campaign. Sincerely, Have Faith or Move on?
Dear Have Faith or Move on?,
Let’s start with this: You’re not alone in this tightrope walk. You're pioneering in a place that values tradition—and you're selling the future. That’s not easy. But it's not impossible either.
Laurel here: You don’t need to re-educate the whole town on AI. You need to translate what your business does into something that feels familiar, helpful, and worth paying for. If AI is the engine, focus on the outcomes. What pain points are you solving? What time, money, or hassle are you saving people? That's what your audience needs to hear.
Reese tagging in: And drop the tech jargon! AI is catnip for VCs but catnip confusion for the average consumer. Instead of saying "powered by AI," say:
"We help you [insert benefit] faster, easier, and with less guesswork." — Laurel & Reese
Make it local. Show up at the farmer’s market. Partner with the Chamber of Commerce. Offer a discount to the first 10 customers so you can earn testimonials that speak their language.
Here’s a move we love:
Run a “proof it” promo. Offer a limited-time, low-risk sample of what you do—free or super low-cost—and let people see the results. Think: before-and-after photos, quotes from delighted users, or a “look what this did for your neighbor Mary” moment. You’re not selling the how of your business. You’re selling the win.
And a gut check:
You asked if you should move on. If you’re already burning out financially or emotionally, it’s okay to pivot. But don’t bail because you think people “don’t get it.” Help them get you—and why your work matters to them.
You don’t need everyone on board. You just need your first five believers. Then ten. Then twenty. Momentum starts small—but moves fast when people start talking.
Rooting for you,
Career & Money with Laurel & Reese

Dear Hazel Mae & Fern, I've got a few herbs growing in my greenhouse but they seem to have bugs that are eating them up. My suegra gave me some stuff in a spray bottle that has water, alcohol, hydrogen peroxide, and tea tree castille oil. While promising, it seems like I have to spray the plants down daily and that's just more than I can keep up with. Is there a more managaeable frequency or solution? -- Bugged out in ERNA
Hazel Mae:
Oh honey, when your suegra hands you a mystery spray, it’s either going to cure your plants or peel the paint off your truck. That combo sounds like a well-meaning brew but spraying daily? I’d forget by day three and blame the cat.
Truth is, pests in a greenhouse are like chiggers at a picnic — they show up uninvited and leave itchy consequences. First off, let’s get specific: are we talkin’ aphids, spider mites, whiteflies? Knowing your enemy helps pick your weapon.
But let’s say you don’t have time for a daily spritz ‘n squint — understandable. I’d lean toward a neem oil solution, maybe once or twice a week. It’s effective, gentler on your plants, and frankly smells less like a cleaning aisle. Just be sure to spray in the early morning or evening, so the sun doesn’t turn it into leaf-burn stew.
Fern:
Sweetheart, if your herbs are under constant attack, that’s nature telling you there’s an imbalance — too much warmth, not enough airflow, or perhaps a lack of natural predators like ladybugs or lacewings. A greenhouse is a blessing, but it can also be a bug’s B&B.
Hazel’s right on the neem oil — it disrupts pests' life cycles without harming your soil or your hands. You can mix a gentle batch (1-2 teaspoons of neem oil, a teaspoon of mild soap, in a quart of water) and apply once a week as a preventive, twice a week if it’s an infestation.
And if you’re feelin’ brave, release some beneficial bugs in there. Ladybugs are tiny warriors in petticoats. Let them loose at dusk, water the plants lightly, and they’ll take care of business.
Hazel Mae:
And if that doesn’t work, invite your suegra over weekly and let her do the spraying. Tell her it’s “bonding.”
Keep us posted, Bugged Out — and next time, send pictures. I love a good bug mystery.
— Hazel Mae & Fern 🥂
Contractor’s Corner (DIY Tricks + Tips)
Tip: Greenhouse bugs giving your basil the blues? Don’t just spray and pray — call in the pros.
Erna-born Benny “Bugsy” Delgado-Finch III 😂😂😂 (yes, there were two before him and they also hated aphids) is your go-to guy for pest mysteries, greenhouse gremlins, and bug-related drama. Known for saying “If it crawls, I calls it out,” Bugsy brings charm, overalls, and an eyebrow-raising array of eco-friendly sprays to every job.
DIY in the meantime? Seal up tiny crevices, set vinegar traps near problem plants, and skip the harsh stuff — your herbs will thank you.
Need gear? Mason Building Supply (probably) stocks neem oil, sprayers, vinegar, and those old-fashioned mesh domes that keep flies from your fresh biscuits. Pop into town or ring ‘em at 325-347-5899 — they’ll set you up right.

What kind of stories do you want more of in The Townie? |
🌟 Neighbor of the Week: Clovis “Tuna” Abernathy
Retired semi-professional yodeler & founder of the Hill Country Lawn Chair Ballet
Known for waving at every passing truck (even the FedEx guy he feuded with in ’09), Tuna keeps a pair of binoculars by the porch "just for birdwatchin’ — and maybe a little people-watchin’ if it’s Tuesday." He once organized a flash mob at the feed store and regularly bakes sugar-free brownies that taste suspiciously like real brownies.
“He’s like a human front porch — warm, inviting, and occasionally creaky,” says his mail carrier, who swears he once got a thank-you card just for showing up.
🌟 Young Star of the Week: Braxton Dewberry “BD” McGee
Age 10 | Mason Elementary, Class Critter Wrangler
BD recently trained a chicken to fetch snacks, built a backyard weather balloon using old party supplies, and runs a “joke hotline” via walkie-talkie from the fort behind his grandma’s shed. He accepts payments in bubblegum and plastic sheriff badges.
“He’s got the energy of six goats and the confidence of a man with two business cards,” reports his teacher, who once saw him trade a pencil for a harmonica and a pickled egg.

This Ain’t Austin + Advice from Locals
From Katie, your editor (and still-not-quite-local)
When I moved to Mason, I knew two things: 1) I didn’t know what I was doing, and 2) people here are kind enough to tell you, gently, when you’re doing it wrong.
The other day I asked in a local Facebook group, “What advice would you give to newcomers?” Y’all — the responses were gold. Folks chimed in with everything from where to find the best Old Fashioned to how not to panic the first time you see a rattlesnake.
I’m compiling it all into a practical and irreverent e-book called:
This Ain’t Austin: A Guide for Newcomers with Sense (and a Sense of Humor)
Coming soon… just as soon as I figure out the digital logistics.
Here’s a sneak peek from local Michael Pryor, who clearly gets it:
Sam’s or Costco are great for delivery of pantry goods.
Start planting your fruit trees right away.
Local farmers markets are great.
Stuffed peppers from Yonkers = quick dinner win.
The taco truck by Dipsticks? Primo.
The Old Fashioneds behind THC, from Porchlight Distillery are fantastic.
Don’t miss the Art & Wine Walk.
The Odeon is the best — live music, great movies.
Check out the museums — the history here will surprise you.
Talk to people. The stories in this town are wildly good.
If you’re new here and want a pre-release copy of the guide — hit reply.
If you’re a local and want to share your wisdom — also hit reply.
